A SEARCH ACROSS BORDERS
International buyers.
A considered Miami plan.
Build a real estate shortlist around the way you will use the home, then coordinate the professional advice needed for your circumstances.
Start with the intended use.
Will this be a place for longer stays, a second home, a future primary residence or a property you hope to rent when you are away? Those choices affect the floor plan, storage, services, management and rental rules that belong in your comparison. A building that works well for occasional visits may be a different choice from a home you intend to use every day.
Tell Diego your preferred area, bedroom count, budget range, timing and the amount of flexibility you have. He can compare the real estate component and request current project information. You do not need to send passports, immigration records or financial account documents through this website’s inquiry form.
Confirm whether the proposed purchase can proceed.
Do not assume that one answer applies to every international buyer. Before signing, have independent Florida counsel assess purchase eligibility, applicable ownership restrictions, required disclosures and the proposed ownership structure. The property, the parties and current law all deserve a transaction-specific review.
Florida’s published rules include provisions on conveyances to foreign entities. Their application, exceptions and any relevant court orders are legal questions for your attorney, not a determination made by this website. Florida Statutes, Chapter 692 ↗
Keep the professional roles clear.
- Real estate comparison: project location, floor plans, features, current sales information and coordination.
- Florida real estate attorney: purchase eligibility, contract, title, disclosures and ownership questions.
- Tax and estate advisers: your circumstances, ownership structure, reporting and future plans.
- Lender: buyer and condominium eligibility, funding conditions and closing timing.
- Immigration counsel: visa, residence and immigration strategy, including any EB-5 question.
Compare the total ownership commitment.
Request a dated deposit schedule and a transaction-specific closing estimate. Add the expected recurring costs, parking, storage, optional memberships, services and any property-management arrangements. If you expect to rent the home, request the actual rental rules and management agreement; permitted use does not establish rental income.
Discuss currency conversion and funding logistics with the appropriate providers. Do not make a deposit or send closing funds on the strength of an email instruction alone. Confirm payment details directly through a trusted, independently verified channel with the parties handling the transaction.
Coordinate a remote search carefully.
Virtual presentations can narrow a shortlist. Ask for the current plans, a live video review where possible and a clear explanation of what is a rendering, a model home or the actual residence. Coordinate permitted inspections and closing arrangements with your attorney and the relevant service providers. Confirm access and signing procedures before making fixed travel plans.
Property ownership and immigration are separate.
A property purchase does not itself grant permission to enter, live or work in the United States. If immigration is part of your planning, start a separate conversation with qualified U.S. immigration counsel. Some developments may be associated with separate EB-5 offerings, but buying a condo is not by itself an EB-5 investment.
