ANSWERS BEFORE DECISIONS
A pre-construction purchase is agreed before the home is complete, sometimes before construction starts. You review proposed plans and specifications, sign the developer’s agreement and typically make deposits in installments before paying the balance at closing. Ask which approvals and milestones have been reached, what the purchase documents promise and how changes are handled. A rendering helps explain the concept; it is not a substitute for the specifications of the home you are buying.
The schedule depends on the project, residence and purchase agreement. Deposits may be divided among contract signing, later dates and construction milestones, with the remaining balance due at closing. Request a dated schedule for the exact home and ask what happens if a milestone or closing is delayed. Your attorney should review deposit handling, refund rights and other contract terms; do not assume a standard percentage applies across Miami developments.
Rental permissions are project-specific. Review minimum stays, limits on frequency, guest registration, management requirements and any city or other applicable rules. Also ask about owner-use limits, fees, parking and access to amenities for guests. A furnished residence, hotel brand or flexible-ownership description does not automatically establish unrestricted short-term rentals. Request the current written rules for the exact collection and unit before relying on rental use as part of your decision.
Start with intended use, location and timing. Then compare the actual floor plans, usable interior and outdoor space, orientation, included finishes, deposits, recurring costs, parking, storage and rental rules. Review the developer’s documented history and the proposed amenity operation. Separate private residential facilities from memberships or optional services. Diego can organize the real estate comparison and request documents so your independent advisers can examine the legal and financial questions.
INTERNATIONAL BUYERS & EB-5
Plan your Miami property search with a clear view of ownership, financing, professional advice and any cross-border considerations.
Some developments may be associated with separate EB-5 offerings. Buying a condo does not itself qualify someone for EB-5 or grant a green card. Diego provides real estate assistance, not immigration services or advice.
