A FINANCING CONVERSATION, EARLY
A Miami residence.
A plan that fits.
Explore financing options alongside your property search—including introductions to lenders who work with international buyers living outside the United States.
Local connections. An individual review.
Diego has connections with banks and lending companies, including lenders that work with foreign-national buyers who live outside the U.S. He can coordinate an introduction so you can discuss your circumstances directly with a lending professional while he helps you compare Miami condos.
That introduction is a starting point. Available programs and terms depend on the lender, buyer, property and intended use. No lender affiliation, exclusive partnership, rate or approval is represented here. Diego’s role is real estate guidance and introductions; this website is not a mortgage application.
Options to discuss with a lender.
U.S. resident and domestic-buyer financing
Ask which loan structure suits your intended use, budget and timeframe. Discuss fixed versus adjustable rates, loan size, required down payment, reserves, mortgage insurance and the costs of the loan. A second home or rental property may be evaluated differently from a primary residence.
Foreign-national and nonresident financing
Living abroad does not mean you should assume a cash-only search. Ask a lender whether it offers a program for your country of residence and documentation profile. The lender can explain identification requirements, acceptable income and asset evidence, credit review, translations, currency conversion and closing procedures. Do not rely on a universal down-payment percentage or a claim that approval is automatic.
Portfolio and other specialized programs
Some buyers or condos may require a lender’s own program rather than a standard agency-eligible loan. Ask whether any alternative is available for the exact property and compare its rate structure, fees, reserves, repayment terms and any balloon or prepayment provisions. A specialized program is not available for every buyer or building.
The building matters as much as the buyer.
For a condo, ask the lender to review the project early. Its completion stage, association finances, insurance, permitted rental use and other characteristics can affect financing. A favorable review for one loan program does not establish eligibility for every program. Fannie Mae’s condo-buying guide ↗
Plan deposits before you commit.
Pre-construction purchases can involve staged developer deposits well before delivery. Ask for the dated schedule, how deposits will be credited at closing, and when a lender could fund. A preliminary discussion today does not lock a rate or guarantee financing at a future completion date. Have your attorney explain financing conditions and your obligations if funding is delayed or unavailable.
Bring questions—not sensitive documents—to your first inquiry.
- Your country of residence and the intended property use.
- The project or neighborhoods you are considering and your expected purchase timeframe.
- Questions about the lender’s documentation process and building review.
- Questions about rate locks, total closing costs, ongoing costs and remote closing.
Do not send passports, account statements, tax records, identification numbers or immigration documents through this website. Obtain the lender’s verified secure document channel directly.
Compare the full cost.
Ask lenders for written terms and compare equivalent loan amounts, loan types and rate-lock periods. Review APR, interest rate, points, lender charges, mortgage insurance and cash needed at closing. Use a formal Loan Estimate when applicable. Separately budget for property taxes, insurance, association dues and other ownership costs. CFPB: comparing loan offers ↗

Can I explore financing if I live outside the United States?
Yes. Some banks and lending companies offer foreign-national mortgage programs. Diego has connections with lenders who work with buyers living abroad and can help arrange an introduction. Eligibility, countries served, documentation, down payment and terms must be confirmed directly with the lender for your circumstances and chosen condo.
Does a lender preapproval mean the condo is approved?
No. Buyer qualification and condominium project review are separate. Ask the lender to review the actual building and unit, intended use, completion stage, association documents and insurance. A general preapproval is not a promise to fund a particular purchase.
Can a mortgage pay my pre-construction deposits?
Do not assume so. A developer’s reservation and deposit schedule is separate from mortgage funding. Ask when funds would be available and how deposits count toward closing. Review the purchase agreement and financing provisions with independent counsel before committing.
Do I need a U.S. credit history or U.S. income?
Ask the lender which program fits your situation and what alternative documentation it accepts. Requirements differ; this site does not promise that a credit history, income verification, identification or other underwriting requirement can be waived.
Will Diego issue a loan quote or approve my application?
No. Diego helps with your real estate search and lender introductions. The lender provides financing advice, disclosures, underwriting and approval decisions. You are free to compare lenders and choose your own provider.
