CHOOSE YOUR TIMING

Buying a pre-construction condo in Miami

Compare the proposed home, purchase process and your own timing before committing. Pre-construction decisions rely on documents and plans while important parts of the property may still be evolving.

Read the plan as a home

Look beyond bedroom count. Check furniture placement, circulation, closet space, the usable kitchen area and terrace dimensions. Ask how interior and exterior square footage are calculated so different projects can be compared consistently.

Know what the finish package includes

Separate the base specifications from upgrades and decorative items shown in renderings. Ask about flooring, lighting, appliances, closets, furniture and window treatments. A finished residence and a furnished residence describe different packages.

Match commitments to your timing

Request the current deposit schedule and the contractual provisions governing construction milestones and closing. Discuss financing, cash planning and the agreement with appropriately qualified independent professionals. A marketing delivery target should not be treated as a personal moving date.

Review the building beyond the home

Ask for the proposed budget, ownership rules and amenity program. Clarify resident-only spaces, club access, optional services, parking and storage. Use the pictured project directory to build a shortlist, then request documents for the exact residence.
