Newly completed Miami condos: what to compare

A completed building allows a more direct comparison of the actual home, its finishes and the shared facilities. Completion does not automatically establish which residences remain for sale or which services are already operating.

See the actual residence

Where access is possible, compare daylight, outlook, room proportions and storage in person. Review the finished home against the contractual specifications. A showroom or model residence may have upgrades that are not included in another unit.

Review the building as it operates

Ask which amenities are open, which remain in a finishing phase and how reservations and guest access work. Review the current budget and management contacts rather than relying only on an early marketing brochure.

Distinguish developer sales from resales

A newly completed property can have different sellers and transaction circumstances. Ask who is selling the selected residence and which documents, warranties, disclosures and closing arrangements apply. Have the relevant professionals review those details.

Check the costs of ownership

Compare assessments, parking, storage, optional memberships and utility arrangements. Ask about any current notices or financial obligations that affect the selected home. A contemporary design or recent completion date does not replace a careful review.
